Abstract

Recently, researchers' interest on land use change becoming more by increasing the human participation in environment and its negative externalities. Taleghan, in Tehran province, has a strategic situation, so land demand increase in this region. It cause that too homes have been built there and majority of agri-lands have been converted to individual non-economic gardens, in recent years. Hence, non-irrigation and irrigation lands area have decreased, respectively, 71.3 and 64.2 percent, during 1971-2007. Based on statistics, land use change in this area in very fast; therefore, it is necessary to know the influential factors on land use change. In this study, we try to determine these factors; then, we will give recommendation for decreasing negative externalities of land use change. At first, we studied past and present conditions of Taleghan by documentlibrary method (literature review) and interview with experts. Then, we determined some influential factors by findings of study, filling the questionnaire and interview with inhabitants. At second, we analyzed magnitude of per factors' effect by using land use change models and econometric methods. In these models, land use change is dependant variable and determined factors, findings of study, are independent variables. Based on literature, such as Irwin et al, Moran, Kathleen, Angelsen, etc, different between activities' benefit is main factor for changing land use. Results of Taleghan studies showed that majority of inhabitant, special young people, have immigrated to around city because of unavailable facilities and suitable job for them; so, it has caused to decrease agriculture activities, specially non-irrigated land, in the region. Findings of this study show that high price of land and low benefit of agricultural activities, are main factors of land use change. Land use change, high cost of forage and environmental conservation law cause to decrease number of livestock and ranchers. After estimating the
